In Southend, most garden rooms come under permitted development, so if the room keeps within the height and size limits no planning application is needed. Flats have no permitted development rights, and some of the city’s 16 conservation areas have extra controls. We confirm this for your address before the design is signed off.
In many cases you can, although Southend has Article 4 directions in several conservation areas, including Leigh, Leigh Cliff, Leigh Old Town, Clifftown and Crowstone, which remove some permitted development rights. Permission is more likely to be needed there, and we can take care of the application as an optional extra.
Some low-lying parts of Southend are covered by the Environment Agency’s Thames Estuary 2100 plan. We check flood risk for your address during the site survey and plan the levels and foundations to suit.
