Garden rooms are usually allowed under permitted development, provided they keep to the height and footprint limits and are used for purposes linked to your home. Harlow has ten conservation areas, including Old Harlow, Churchgate Street and Mark Hall North, and Article 4 directions in some of them remove these rights, so we look at the rules for your address at the start.
Harlow is ringed by Green Belt, and the green wedges that run between its neighbourhoods are protected too. Most homes sit within the built-up area, though, and most Harlow gardens can take a garden room once the rules for your address are checked.
Flooding is rarely a concern across most of Harlow, which sits above the floodplain. The exception is land beside the River Stort on the town’s northern edge, and if your home is nearby we account for it when planning the foundations.
