Permitted development rights cover most garden rooms that stay below the height limits, leave enough of the garden free and are used as part of your home. Bell Common, Coopersale Street and the centre of Epping are conservation areas with tighter rules, so your address is checked early in the design process.
A very large share of Epping Forest District, around 92%, is Green Belt. Gardens within the town’s built-up area are usually treated differently from open countryside, and we confirm what applies to your address before any work starts.
Epping sits on a ridge, so flooding is rarely an issue for gardens in the town. Low-lying spots near streams on the edge of town are the exception, and we look at this during the site survey before planning the foundations.
We can add plumbing, a toilet or a full shower room to your design, which works well for gyms and guest rooms. These are optional extras, and we price them clearly at the design stage so you can decide what you need.
